Although we are not seeing this as much in today's competitive market, it still happens. Try not to take a low offer personally. In most cases, their second or third response will be much better! Buyers are still looking to see what kind of deal, if any, that they can get in this market. Getting an offer is amazing! That means you have an interested buyer and your agent can help advise you on a response to better gauge how serious they are.
2. Overpricing Your Home "Just to See if Anyone Will Bite"?
A lot of times this strategy can dramatically lower the overall purchase price you can get. Even in this very hot market, I still recommend looking at the comps in the area and listing at a reasonable price, not too high and not too low. You can leave extra money on the table when overpricing your home. Homes that tend to sit on the market for a while usually have a pricing issue. The longer the home sits (especially in this market) the more concerns and questions potential buyers will have which will lead to lower offers than if you would have priced it correctly to begin with. Talk with your agent about pricing strategies!
3. Being Unwilling to Depersonalize or Remove Clutter?
Your mindset is HUGE when you decide to sell your home. We love our homes and we love all of our belongings in our home. That is what makes it YOURS! However, when you go to sell your mindset must change. I always advise my clients to declutter and depersonalize the home as much as they can. I will do a walk-through with my clients to help along with that process. Why is this so important? When selling your home, you want potential buyers to focus on all of the amazing features of the home (hardwood floors, open concept, beautiful fireplace, large gorgeous windows, etc.) and not your personal belongings. We want these buyers to be able to picture themselves and their "stuff" in the home. When there is too much personalization from the seller it makes it harder for the buyer to see themselves living there. We want them to focus on the features and not your furniture or family photos. 4. Underestimating the Importance of Listing Photos?
Home photos are one of the MOST important pieces when selling your home. I would say it is even more important in today's market. We are seeing so many sight unseen offers today and having good photos or video walk-throughs makes a world of difference. Photos are what drive showings. If your photos look blurry, dark, and of poor quality you will see a lower amount of showing requests which means fewer offers and less money.

6. Leaving Your Pets Out or Hanging Around During Showings?
This can be a BIG deal breaker for a lot of buyers. You never know who may have pet allergies or may have a bad experience with pets. Some buyers have preconceived notions that homes with pets will have issues or are not maintained well (even when they are in the best condition!).
Additionally, leaving your pets in the home is a distraction and potentially dangerous. Some pets may be afraid of strangers in the home and attack or try to sneak out the door. We do not want that for anyone or the animals! Please always try to take your pets out of the home when you have a scheduled showing. It makes a big difference.
